Check in time is at 2pm. If you arrive before this time Studio99 will do its best to accommodate you in your apartment as soon as possible.
Check out time is at 12:00 noon
Late check out is available on request (4pm) and will be charged at 500 baht
Booking deposits
To secure a booking at studio99 you are required to pay a deposit as follows:
• Monthly rate - 30% of one month rental charge
• Weekly rate - 30% of one week rental charge
• Daily rate - Deposit equal to 1 night’s rate
Occupancy
1 bedroom Apartments
1 Bedroom apartments contain 1 Large king size double bed and sleeps 2 people. Extra bed is available on request charged at our standard rate (600 baht) and will increase the accommodation to 3 people.
2 Bedroom Apartments
2 Bedroom apartments contain 1 Large King size bed and 2 twin single beds and will sleep 4 people in total Extra bed is available on request charged at our standard rate (600 baht) and will increase the accommodation to 5 people.
Child policy – There will be no supplementary charge for child up to 12 years old sharing bed with parents’ max 1 free child per apartment. If an extra bed is required this will be charged at our standard extra bed charge (600 baht)
Cancellation policy
Daily rate
• Cancellations within 14 days of check in will be charged at 1 night per booked room
• Cancellations before 14 days deposit will be refunded in full less 20% admin charges
Weekly and Monthly rates
For weekly & monthly bookings the cancellation policy is as follows:
• A least 4 weeks notice - 100% of your deposit will be returned less our admin fees which we calculated to be 20 % of the deposit amount.
• Between 2 and 4 weeks notice 50% of your deposit amount will be returned
• Less than 2 weeks notice - the whole deposit amount will be forfeited.
Credit card refunds
Please note that credit card refunds will be made in the form of a credit to your card account. The refunds process is dependent on your billing cycle with the credit card company. Once the refund instructions leave our office it can take anywhere from 15-45 working days for the proceeds to arrive in your account.
Credit card payments
Credit card payments at The Studio99 office are subject to a 3% service charge. Credit card payments online are not subject to a service charge.
Airport pick ups
Airport pick ups or drop off are charged at the following rates:
• 1 - 2 persons 350 baht
• 3 - 8 persons 700 baht
It is up to the client to specify all flight arrival details accurately.
The first hour of waiting is free from the arrival time that is specified to us.
Additional waiting time will be charged at 300 baht per hour
We reserve the right to cancel the pick up service if the flight is delayed for 3 hours or more
Damage & Loss of keys/key cards
Loss of key card or key will be charged at 400 baht
Damages will be paid for at the rate stated in appendix 1. Damages not listed will be charged at the apartment manager’s discretion.
For monthly stays
Checking out and extending stays
Due to future bookings Studio99 can not guarantee extension of stay over and above the period of your booking
Early check out before the end of your requested booking period will result in a forfeit of the deposit. The amount forfeited will be calculated as follows:
Monthly rate divided by thirty multiplied by the amount of days from check out to the end of the booked period.
Please inform of your intention to leave one month before. Failure to do so will result in the forfeiting of your deposit
A returnable security deposit equal of 10,000 baht is payable on check in
Utilities
Utilities will be provided at the following rates

Electric: 6 baht/unit (weekly and monthly rate)

Studio99 provides wifi internet access as a free service although we will endeavor to provide a continuous uninterrupted service no monetary compensation will be paid in any periods of downtime. |
